September Property Management Updates: Key Insights for Landlords

One of the key changes is the increase in the Tenancy Tribunal application fee. As of July 1, 2024, the fee has risen from $20.44 to $27. This change ensures that the fee better reflects the costs of running the tribunal, and it’s essential for property managers and landlords to ensure they’re using the most current application forms. For any application you plan to submit, make sure you’ve updated your processes accordingly.

 

A significant deadline is fast approaching regarding Healthy Homes compliance. By July 1, 2025, all rental properties must be compliant with the Healthy Homes Standards. For tenancies starting after March 3, 2025, landlords won’t have the typical 120-day lead time, meaning compliance will need to be immediate. Heights Property Management is ready to assist landlords in ensuring their properties meet these regulations, providing peace of mind for both landlords and tenants.

 

In Auckland, flooding and landslide risks are a major concern, and property owners have until September 30, 2024, to register for Auckland Council’s voluntary property categorisation programme. If your property received a red or yellow placard following recent storms or experienced significant flooding or landslide damage, now is the time to act. Another important regulation change relates to interconnected smoke alarms. Beginning November 1, 2024, all new homes will be required to have interconnected smoke alarms in every bedroom and living area. These alarms work together so that when one detects smoke, all alarms in the home will sound. While this requirement does not apply retroactively unless renovations are made, landlords should still consider upgrading their current smoke alarm systems for added safety and compliance.
